Just Cats’ Proposed Clinic and Apartment Development in Saratoga Springs

SARATOGA SPRINGS — Plans for a mixed-use development proposed by Dr. Susan Sikule, owner of Just Cats Veterinary Clinic, brought the prospect of a new veterinary clinic, commercial space, and residential apartments to the Route 9 corridor in Saratoga Springs.

Dr. Sikule submitted plans to the Saratoga Springs Planning Board for an approximately 11,467-square-foot building near Route 9 and Driscoll Road. The project was designed to include a new location for Just Cats, which operated at 3258 U.S. 9 in Saratoga Springs at the time, as well as additional commercial and residential tenants. The clinic’s Guilderland location was not part of the proposed move.

The original two-story design included approximately 3,879 square feet for the veterinary clinic, three separate commercial spaces on the first floor, and seven apartments on the second floor. Dr. Sikule already owned the lot, which covered a little more than five acres and was vacant at the time of the proposal.

The development plans addressed potential impacts on neighboring properties, including noise, lighting, drainage, and visual considerations. The proposal also identified the need to install an eight-inch water line.

Dr. Sikule founded Just Cats in 1994 to meet the specialized veterinary care needs of feline patients throughout the Capital Region.

“We are very excited about our Driscoll Road project and have worked hard to design a building that is not only environmentally green focused, but will be an exceptional representative of Saratoga Springs as the first project in the Gateway,” Sikule said in the original announcement.

She also described plans to bring together Just Cats and carefully selected commercial tenants to create a “community within a community.”

Just Cats Eventually Expanded in Mechanicville

Although the Driscoll Road development was proposed as a new home for Just Cats, the clinic ultimately pursued a different location for its expansion.

In 2025, Just Cats prepared to move from its Saratoga Springs location to a larger facility in Mechanicville. The new clinic, which officially opened on August 4, 2025, offered approximately three times the space of the previous Saratoga Springs location, with five exam rooms, dedicated surgical and dental suites, expanded treatment areas, and additional parking.

The move marked a new chapter for the independently owned veterinary practice, allowing it to expand its facilities and better accommodate its growing clientele. The Saratoga Springs location closed as part of the transition, while the clinic continued serving patients at its Guilderland location and its new Mechanicville facility.
