Sarah, you didn’t say how long you’ve been in, but I’d love to know, you know, kind of what drew you to real estate and also what drew you to Sterling in particular?

Yeah. You know, I’ve actually only been a real estate agent for a little over a year now. And, when I was, you know, when you, when you get your license, you know, one of the things they, they tell you, okay, you got to look at different brokerages in the area, instead of, like, a typical, thing where the, you know, employer is interviewing you, you’re you’re on the opposite end.

You actually get to go in and, and speak with the different brokers and interview them and see, you know, if you think, you know, you want to be a part of it. So it’s kind of a interesting how it switches like that. And, you know, I mean, obviously, we all hear things and read things all the time about what’s going on in real estate and, you know, housing prices and all that fun stuff.

Well, what can you tell us about what’s happening right now? What’s the what’s the state of the state of the state of the state right now when it comes to, real estate and what you guys are seeing.

You know, it’s funny, we were just, getting on a call with another agent, and we’re talking about new construction, and, you know, we’re in a kind of a very slow phase right now, usually towards the end of summer and everything starts falling down. People are, you know, way on vacation. Kids are in summer camps. You know, we’re thinking about back to school.

So, you know, so strong, you know, market. But things that, you know, listings and stuff like that have definitely slowed down. So, September, we’re going to definitely see that starting to pick up again because they’re going to be back as school people are getting back into the schools, thinking about getting into their new home before the holidays, you know, whatever it may be.

So like, I don’t know what new construction feels like from a purchasing side or even from a selling side, for that matter.

And rather than having me ask you multiple questions at once, what does that process typically look like for folks that are doing a new construction build or buying new construction?

Yeah. So first, you know, so, you know, visit out to the site, just to take a look at a feel. And then really after that, you know, taking a look at what floor plan, you know, my my work best for you. And then after that, you know, once you my in the floor plan, you know, that that that works out for, for for what?

Your, you know, your new home is, is going to look like, then then at that point, you know, you reserved all our home site, from there, you know, from a contract and, you know, eventually, construction. So, so that’s, I mean, in front of a.

It’s one of the things that we’re, you know, really highlighting, especially to buyers, buyers, agents, you know, other real estate agents who are trying to help their buyers, you know, figure out, do they want new construction? Do they want a home already built? One of the great things about new construction is that you pick your home site. There’s no other competition.

And instead of constantly getting outbid by all these other competitive buyers who, you know, we saw in the spring market, it was incredible. You know, people were, you know, offering 30, 40, 50 grand over asking just to get their offer accepted. And, you know, I wish, but I know a lot of us have the ethics, stress, you know, to work with.

And so we can say, look, you know, you are getting to where you want your dream home to be built. And once that reservation is, you know, signed, that is yours to keep. You don’t have to worry about someone else coming in and snatching up. You know what you have reserved. And so that’s a huge factor. You know, we’re only starting to, you know, share that with people as we enter into our fall market.

Like we’re maybe worried and tired of looking and, you know, not, you know, getting their offer, you know, accepted. It’s very tiring. It’s very discouraging. And so this is a great way where people can kind of actually, you know, have the option to customize what they want to, that they’re not getting in an already built home. And what makes the lake so unique is we’re not a typical stick builder.

Michael can definitely get into that more. But we’re modular homes. Our homes are built in a factory controlled environment, and we’re able to typically get a home done with a, you know, 6 to 8 months, which is a lot faster than every other new construction builder in the area. So have a lot of great incentives for these buyers.

Yeah. It’s interesting. And you say that I, I’ve had conversations with someone recently that sold their house, and they sold it for $50,000 more than asking. And they were like, yeah, it was like it was wild, you know, like there was multiple people that we’re putting in offers, and we sold it for more than we listed it for.

And I was like, wow, that’s crazy. And then on the flip side, I have a friend that is trying to buy a home and same thing. They’re like, every time I turn around, we’re putting an offer in and we’re getting outbid. And so what I hear you saying is that like from, the new construction with the developments that you guys have, is that a lot of that competition is really removed for the buyer.

But I mean, even the construction, modular construction. Again, I’m, I’m going to use words like predictable, efficient. You know, like Sarah mentioned, the built in a plant control factory and protecting them, the Onyx.

There is a quality control for the lumber. There is a, you know, before your your new home gets put into production. Not only does in your state engineer, but a third party engineering company, New York state. And your engineer will steal the plan. Third party engineering company will stamp land, wedding building owners now. Okay, there’s, no need for any more calculations.

Let’s say in the trusses, or on the wall, you know. So, these are the type of things that I think, they’re using the word predictable. I mean, this is something that that when you construction in modular new construction really is, a great opportunity.

Yeah. Well, you know, it’s it’s interesting. And I don’t know if there’s any truth to this, so if I’m completely wrong about this, please correct me. But one thing that I’ve heard over the years, and again, it could just be one of those, you know, urban legends, but that because modular homes that the, you know, obviously it’s not the entire house pre-assembled and then dropped on a lot.

Right? It’s pieces or sections of it and they’re brought there and then assembled on site if I have that correct. And but one of the things that I was told about them is that because they have to be able to survive transport, they’re built very, very, very, very well. And some people might say better than the normal stick built, which I’m not going to say that because I don’t want to offend any builders that build this, traditional stick belt.

But the, you know, they’ve said they’re like, listen, these things have to be, built in in the warehouse, like you’re talking them out, and then they have to be able to hold up driving up the Northway or wherever those components of the house are being shipped to. And so because of that, they’re built very, very, very they’re built to last.

Billy Billy Combs, the preparation, once we do 85% of all, you know, let me consider fully framed, in, roofing for plumbing and electric insulation, sheetrock taped front, shingles in the factory, windows, doors installed, one half of the home’s flooring, your cabinetry and your kitchen. In your bedroom, vanities are installed.

Your countertop, in your bed. Vanity cups, serving. Once you get to the point of 85% complete, they end up jack and infrastructure so that they carry if you come underneath, they actually fold down the structure, to the carrier. They rapid one to type and they, they get it completely ready for transit. And they take inventory of everything that may need to be shipped loose.

There are loose items, you know, your gable ends of the house is a roof needs to be installed on site. The SAT and things like the siding will need to be shipped through for that. So, you know, me working here and seeing the Day-To-Day operation really is second to none. I thought you were kind of buying, like, you’re buying, you know, pre-built or whatever the word is. Right? Like, are 85% pre-built. So you’re kind of stuck with whatever, design that you know, you are buying.

But you guys are saying that you can actually customize these and change layouts and finishes and. Oh, yeah.

Yeah, for us, the notes, in particular, we’re offering, ten different floor plans, models. And you can sit down with someone on our design team and say, hey, maybe I want, you know, this moved a little bit, or maybe I want, you know, a different layout, you know, and just being able to to sit down with the design team and they can kind of manipulate and do all the different, you know, visuals to show, okay, this is how it would look.

And, you know, just be able to make it a great fit, you know? Literally. Hello. We really aren’t doing too much with customization, but Aspen Hills, we certainly are. And it’s exciting. They’re very familiar, but now they’re looking for something that, you know is new and they don’t want to deal with, you know, and that’s the other thing, you know, is separates, you know, obviously, from a home that’s 30, 40. You know, there’s a lot of old homes in the Capital Region.

Yes. It’s nicer, you know, it’s like, oh, if you you’ve already maybe a seasoned buyer, you’re looking to either downsize or change location for whatever is. You don’t have to worry about a new roof or replacing windows or, you know, you have very low maintenance. And you’re getting a lovely home. And so that’s, at least I’ve seen in Toad Hollow so far, they’re, they’ve been, you know, repeat buyers in the sense.

But, from a price point, like, is there a starting point, you know, cost wise? I mean, I hear all sorts of things about housing prices all over the place, in different areas.

And it always seems crazy to me. So I’m just wondering, you know, where where these developments fall in line?

Yeah. Super. Aspen Hills, we are starting out at 365. Oh, which is very attainable, you know, especially in this housing market right now where you’re getting a brand new home or, you know, in the mid three hundreds and depending on the, you know, different models and things like that, it goes up in price from there. But you have a very competitive price line.

What’s also pretty similar, starting at 375. So you know, you can buy media under 50 year old home for that same price. But why would you if you can buy a brand new home or you don’t have to worry about fixing or changing anything, you know, for. Yeah, you know, let’s call it big.

Yeah, we just want to we’re we’re looking at that at that starting point. You’re looking at, features like what you’re gonna find flooring, solid plywood, base cabinets, quartz or granite countertops. So yeah, I mean, it the the opportunity there is is definitely. It’s a fair.

Yeah. It sounds like the value is there. I mean, everyone that I’d say everyone, the few friends I have that are currently house shopping. Every time I talk to them, they’re telling me about a house that they found that needed major work to it. And I was like, oh, how much was it? They’re like, oh, it’s that like it’s listed at 450, and I know I’m going to have to bid 20,000 or 30,000 over asking.

So they’re almost $500,000 into the house that they’ve got to put $100,000 in just to get it where it needs to be. So, you know, hearing from you guys buying a house in the mid three hundreds, you know, that sounds amazing. It sounds like real value.

It it really is. And you can you can feel the quality. And even when, you know, we encourage people like come down to our factory, we get factory tours Michael gifts factory tours every week. We have a model home down there you can actually watch from, and Michael can share more about this, but from that you know very start where the, the, the planes start to go down all the way up until it’s 85%.

Then as you can walk down the line, watch how they’re installing the electrical and finishing the kitchen and the flooring. And it’s just so incredible to see it literally come to life before your eyes. And then to be able to walk through the finished model home. And so it’s definitely something unique that we have to offer, but you get to see the quality and the finishes that are being put into these halls, even before, you know, they get set at the home site.

So it’s really a great experience, but also it, anyone that that comes by, you really become educated about what this is and, learn a lot about the construction.

You know, you’re walking away, with knowledge about the construction, but also about the features and just overall process. So, you know, these are the type of things that, you know, I think are really beneficial, you know, when, when looking into something like this, you know, you have that you disposal.

So these, these homes just they’re, they’re built to, regional, local and New York building code. So I know that there’s sometimes the common construction, which we, you know, modular state build and, you know, modular, manufactured or mobile, which, you know, at that point, they’re, they’re categorized into, the, you know, the built ins under the federal, federal building code.

So let’s say down the road, you’re like, hey, my family’s growing. I need to finish the basement. It’s already set up in design for you to add that extra living space bathroom down the road, you know?

And so that’s also a great benefit, you know, having especially in these two communities. It’s huge. The basement is the same square footage as the upstairs living level. Yeah. So it’s really incredible how much extra space you’re able to get to, you know, do whatever you want with them down the road.

Yeah. That egress window is huge. I don’t mean huge like size wise, but they. Yes. There those of you mean those are bigger than a standard window. But but I mean, it’s like, that’s that’s a big deal. Because if you have to go and add that thing later on, like, that’s a major project, you know, cutting into a foundation to be able to put an egress window in and, and, and all the other things that have to happen with grading and lawn and etc..
